Retail and Mixed-Use Strategy for Complex Real Estate Decisions

Strategic Planning Concepts International, LLC is a non-transactional real estate advisory firm helping owners, developers, family offices, investors, retailers, architects, and planners make better decisions about commercial retail, mixed-use, hospitality, office, and urban development projects.

SPCI is not a broker, leasing agent, architect, or financial intermediary. Our role is to provide independent, experience-based strategic analysis before major real estate decisions are made — or when existing projects need to be repositioned, rethought, or repaired.

What We Help Clients Solve

Many real estate projects do not fail because of one obvious mistake. They fail because the site, customer, capital structure, tenant mix, access, design, logistics, operating model, and long-term positioning were never fully aligned.

SPCI helps clients identify those risks early.

We evaluate questions such as:

  • Is this the right use for this site?

  • Is the proposed project too large, too generic, too complicated, or too conventional for the market?

  • Will the customer understand how to enter, park, move, linger, shop, dine, and return?

  • Does the tenant mix create real gravity, or is it just a list of recognizable names?

  • Are the access, parking, loading, service, signage, visibility, and operational systems strong enough to support the concept?

  • Does the project have enough differentiation to remain relevant as consumer behavior changes?

  • Our Focus

  • SPCI specializes in recommendation-intensive advisory assignments, including:

  • New retail and mixed-use development strategies

  • Project repositioning and renovation strategies

  • Site and market assessments

  • Highest-and-best-use evaluations

  • Tenant mix and merchandising strategy

  • Retail, restaurant, hospitality, office, and residential adjacency

  • Experiential and lifestyle-oriented project planning

  • Access, circulation, parking, logistics, and way-finding review

  • Competitive positioning and long-term resilience planning

  • Social media and project narrative strategy

  • Why SPCI Is Different

  • SPCI brings more than 40 years of commercial real estate experience and has been involved in more than 1,000 projects across the southwestern United States, Mexico, Central America, and northern South America.

  • Our work combines market research, field observation, competitive analysis, consumer behavior, global project benchmarking, operational review, and a proprietary digital photo library of more than one million real estate, retail, urban design, hospitality, and mixed-use images.

  • We believe that good real estate strategy requires more than demographic reports, traffic counts, tenant lists, and financial models. Those tools matter, but they are not enough. Successful projects also depend on behavior, context, convenience, comfort, identity, experience, logistics, and long-term adaptability.

  • Our Point of View

  • The traditional retail anchor toolkit is becoming less reliable. Many markets no longer reward generic, single-use, single-level development formats. Increasingly, successful projects require curated, context-specific strategies that combine strong real estate fundamentals with better customer experience, operational clarity, and project differentiation.

  • SPCI helps clients ask better questions before they commit capital.

  • When to Call SPCI

  • Clients typically call us when they are:

  • Evaluating a new site or development concept

  • Considering a retail or mixed-use project

  • Repositioning an under performing asset

  • Testing whether a proposed tenant mix is strong enough

  • Trying to understand why traffic, parking, anchors, or visibility are not producing expected results

  • Deciding whether a project should be larger, smaller, simpler, more experiential, or completely different

  • Seeking an independent strategic opinion before making a major real estate decision

  • Request a Project Diagnostic

  • If you are evaluating a retail, mixed-use, hospitality, office, or urban development opportunity, SPCI can help identify the strategic, market, design, tenant mix, operational, and resilience issues that may determine whether the project succeeds.

  • Contact SPCI to discuss a project diagnostic review.
